This property is offered with 3 different
options: 1) The home on 26 acres. This is MORE land than is
available with ANY other home in the Greater Phoenix area. The home sits on one parcel
approx. 15 acres in size, and the prime hilltop to the West, about 10 acres,
is also included to maximize privacy for the home. There is a
substantial price reduction on this. Listed at $ 4.6 million.
2) A new option of offering the home on 55 acres for $ 5.2 million. The
seller would retain some parcels way below the home and the privacy will
not be affected.
3) Option three includes the two parcels
already included with the home, and a number of land parcels surrounding the
entire property for a total land amount of 75 acres. There's been a
substantial price drop on this total package to $6.4 million. By the
way, this is almost $10 million less than when the property was first listed
for sale.
This also includes a number of recorded and deeded easements
for access, should the surrounding property ever be subdivided.

Option One-The home on 26 acres, with approx.

home on 26 acres encompasses the top of the mountain where the home is
located and an adjacent peak to the west, assuring total privacy.

Option 3-Includes not only the home with the two
parcels of 26 acres outlined above, but ALL the other parcels and

Two aerials taken at angles to give you an idea of
the topography of the property. The whole 75 acre parcel is not
visible in either photo, but this loosely illustrates the grand property
line. Below, the easements are located.
There are always land parcels one can buy, but
to get a contiguous collection of parcels like these, is a dream! Some
outlying land has no access, no utilities, no easements. Not many large
parcels in this area have as much as this.
As you will see below in the next photograph, there are a number of easements deeded in, so subdivided
parcels will have no difficulty with access. People have NO idea
how difficult some of these were to obtain. Just one of the easements on
the map below, took four years to get through. There are
at least 6 electrical junction boxes around the area. There's a well
that produces so many gallons-per-minute flow (60), that it needs a reducer!
Other wells in the area average 3-7 gallons per minute. The
sellers drilled extra deep and broke into the underground river aquifer
for huge well pressures and purer water. When it was tested,
arsenic levels were very low. Many wells in the area exceed 30 ppb
of arsenic and some have had to purchase arsenic scrubbers to drop the
levels. The owners
have made sure that future buyers of luxury home sites, or ranches can reach
